Fewer homes were sold in the third quarter in Skagit County than a year ago, but buyers quickly snapped up homes that were listed, according to managing broker Shelah Inman of Brown McMillen Real Estate in Burlington. 

“While 539 Skagit County homes were sold in the third quarter, that is 12.6% fewer than in 2020,” Inman said. Inman prepared her report based on data from the Northwest Washington Multiple Listing Service. 

However, the average time it took to sell a home in Skagit County dropped by more than half to 18 days in the third quarter—and many of them sold within a week of going on the market.”With a low inventory of homes available, buyers are looking at new listings and willing to make quick decisions,” Inman said. 

The median sales price for a home in Skagit County rose 17% in a year to $510,000. While Anacortes continues to have the highest median sales price in the county at $590,750, that number is actually down 1.1% from 2020. 

La Conner reflected the county’s trends at its extremes in the third quarter. The waterfront community saw its median sales price soar 35.6% to $542,500, but the number of homes sold there plummeted by 42.4%. 

For Skagit County and its individual communities, the numbers below compare 2021’s third-quarter figures with those in 2020. They are broken into the following categories: median sales price; average sales price; number of units sold; and average days on the market (DOM) before a sale.

Skagit County

  • Median price – $510,000, up 17.0%
  • Average price – $581,497, up 18.5%
  • Units sold – 439, down 12.6%
  • DOM – 18, down 52.6%

Anacortes

  • Median price – $590,750, down 1. 1 %
  • Average price – $686,265, up 0.6%
  • Units sold – 82, down 31.7%
  • DOM – 25, down 35.9%

Burlington

  • Median price – $487,500, up 11.3%
  • Average price – $639,758, up 38.4%
  • Units sold – 78, up 2.6% 
  • DOM – 16, down 54.3% 

La Conner

  • Median price – $542,500, up 35.6%
  • Average price – $769,854, up 69.8% 
  • Units sold – 19, down 42.4%
  • DOM – 31, down 11.4%. 

Mount Vernon

  • Median price – $540,000, up 24.1%
  • Average price – $574,257, up 23.2%
  • Units sold – 211, down 11.0%
  • DOM – 17, down 48.5%

Sedro-Woolley

  • Median price – $430,000, up 11.0%
  • Average price – $478,655, up 15.3%
  • Units sold – 100, up 4.2%
  • DOM – 14, down 60.0%
